What this means for your family

While Livia offers an impressive, modern environment with top-tier physical therapy and engaging activities, the recurring reports of neglect and slow response times are a major red flag. If you choose this facility, you must be prepared to be a daily, active advocate for your loved one, as multiple families report that care quality drops significantly when family members are not physically present.

Livia Health and Senior Living is a modern, visually appealing facility that receives high praise for its physical therapy and lifestyle activities departments. However, families frequently report critical failures in nursing and aide responsiveness, including long wait times for call bells, poor communication, and inconsistent quality of care that has led to serious health concerns for some residents.

Key Review Excerpts

The staff on 2nd floor were uncaring and inattentive. one minute everyone was around and the next noone in site for help. One nurse insulted my friend who was staying there commenting on her weight.

Friend of resident · 2025☆☆☆☆

My Mom was here for sub acute and we had to pull her out of Livia because they are so short staffed. What little staff there was put themselves before their patients. My Mom sat in soiled diapers for hours pressing the call button was a joke.

Daughter of resident · 2025☆☆☆☆

The facility itself is quite unique in that it is more like a hotel rather than a Nursing Home. I could not be more pleased with the care rendered by the staff from health care aides, nurses and rehab staff.

This facility shows a concerning pattern of repeated violations that prompted multiple family complaints across recent surveys. The most recurring issues involve fire safety systems, basic care quality, and medication management, with problems persisting across multiple years rather than being permanently resolved. While the facility corrects deficiencies when cited, the pattern of recurrence—including serious concerns about resident abuse and safety hazards—suggests families should thoroughly investigate current conditions before considering placement.
